Hot 2013 Real Estate Market in CV

The Chartiers Valley Area is a Hot Real Estate Market for preexisting homes, judging from the data pulled from the West Penn Multi-List.

If you are planning on selling your existing home in the near future, you couldn't have chosen a better time!  Inventory is down, interest rates are low, and last year the Char Val Market sold way more homes listed on the West Penn Multi-list than in either 2011, or 2010.  

In fact, last year 359 existing homes were sold in the Chartiers Valley School District, compared to 307 in 2011 and 296 in 2010.  The average days on the market were 86 in 2012, compared to 94 in 2011 and 80 in 2010.  

Research shows that more than half the homes sold each year are listed in the first quarter, so if you are planning on selling your home FEBRUARY and MARCH are your best times to list.  Buyers, keep your eyes open, your preapproval handy and be prepared to act!  With this little inventory, your competition will be very strong.  We currently have 150 homes listed actively in the CV area.
